The private rented sector has often been the overlooked and misunderstood tenure; thought of as student and transient accommodation - but times have changed. The recent crash in the housing market has resulted in potential first time buyers being unable to access cash; current owner-occupiers finding themselves unable to sell their homes on the open market; increase in repossessions and homeless applications and the turnover within the social sector reducing. The role of the private rented sector is therefore more important than ever for a wider-range of households.

Our population is also changing at a significant rate: people are living longer, households are splitting, there is an increase in single person households and a high proportion of inward migration for short, medium and long time periods, for employment or education. The requirements of these cohorts may also need to be fulfilled within the private rented sector.
